Brautigam Land Surveyors, P.C.'s team of dedicated professionals combines its experience and knowledge to provide our clients with numerous services. Below is a list of surveying services that we provide to our clients:

Accident Surveys
These types of surveys usually depict the relationship of items and features relative to the particular accident or incident to be used as evidence in an insurance claim or court case.
Construction Layout
Prior to building any kind of structure on your property, a house, garage, pool or septic system as examples; stakes will be set in the ground where the proposed structures are to be built. This will assure that the structure locations will comply with town regulations.
Improvement Location Surveys
An Improvement Location Survey depicts the position, horizontally and, where required, vertically, between particular existing or proposed improvements with respect to the applicable municipal or statutory requirements. The purpose of this type of survey is to enable determination of compliance with said requirements. The specific scope of the improvements and matters being addressed by the survey shall be stated or a reference to said municipal or statutory requirement shall be noted. If existing record easements on the subject property may be affected, they shall be depicted. (As defined in The Regulations of Connecticut State Agencies Section 20-300b)
Large Area Surveys
Large area surveys would be surveys of properties over 25 acres. We have the ability to map properties of all sizes at reasonable costs depending on the project. With today's technology we may be able to map a 100 acre parcel of land for as little as $500. The purpose and type of mapping will dictate the cost. Topography Surveys
A Topographic Survey is a type of survey which depicts the configuration (relief) of the earth's surface (ground) and the location of natural and artificial objects thereon. The Topographic and Vertical Classes of Accuracy, as defined in Section 20-300b-11 of the regulations, shall be noted. Bench marks shall be depicted or noted on all Class T-1, T-2 and T-3 Surveys. Zoning Location Surveys
A Zoning Location Survey depicts the position of existing or proposed improvements with respect to applicable municipal setback requirements. The purpose of this type of survey is to enable determination of compliance with said requirements. The specific scope of the improvements and matters being addressed by the survey shall be noted. If existing record easements on the subject property may be affected, they shall be depicted. Only those portions of the property, and improvements and features of the property pertinent to the issues being addressed shall be depicted. Property Surveys
Property/Boundary and Limited Property/Boundary Surveys require sufficient investigations, study, field measurement and evaluation of factors affecting boundaries, real property interested and other relevant matters with respect to the subject real estate to enable the surveyor to render a professional opinion as to boundary locations and any conflicts therewith. These surveys require the preparation of a detailed field survey and are intended to present the surveyor's property/boundary opinion. It is recognized that certain factors pertaining to boundary line determination are beyond the surveyor's purview and may require agreements between abutting property owners or action by the courts. Once the design phase is complete, we work hand-in-hand with project architects, engineers and landscape coordinators via e-mail and widely-used CAD design software to ensure fast and accurate layout during the construction phase of the project.

As construction continues, we maintain an on-site field crew to provide service on a 24-48 hour, on-call basis to keep your project running smoothly and efficiently.

From the field to the office and back, Brautigam Land Surveyors uses the latest electronic "total" stations and data collectors for the fast, accurate transfer of data. This maintains the integrity of all relevant data throughout the project life.
